In a pledge relationship the subjects are pledged debtor and the creditor, either of which may be any natural or legal person. The right of pledge is a limited real right that authorizes the pledged creditor to settle a claim from the value of the pledge he or she had, if their claim is not met on maturity, and the debtor is obliged to suffer it. There is a particular sub-category of pledge that is called pledge on real estate (mortgage on real estate / mortgage), and essential for its status acquisition is that the property has the possibility to be the subject of real rights and the possibility of settling the monetary claims from its value. The bond-guaranteed relationship secured by the pledge is the main one, and the pledge real-estate relationship is secondary. The real-estate right is a real right on a particular property that authorizes a creditor to settle a claim from the value of that property if if their claim is not met on maturity. The way to acquire property rights is the entry to a land register. The pledge of real estate, i.e. the mortgage, ceases when the entry is wiped out of the land register. Sub-categories of immovable property (real-estate) rights are a voluntary immovable property right, forcible collateral immovable property right, a court and non-public voluntary immovable property right, and a legal pledge on real property.
