The subject of this graduate thesis is a systematic overview of the significant characteristics of smart cities, the relevant characteristics of contemporary cities respectively, and the direction in which they are developing. In order to discuss said aspects of contemporary cities, there were distracted from literature in the fields of sociology and urban geography using an analytical and at times critical lens. Throughout this graduate thesis, methods of analysis, synthesis and descriptions are used to define the concept of smart cities as clearly as possible. The thesis begins with an introduction to the subject itself on which the chapter of understanding term of city is continued with its role in social community and where the key characteristics of the city are showed with its advantages and disadvantages. After the second chapter, there is another chapter that gives an answer to the question of the need for construction of smart cities which takes us to the bare centre “in medias res” of this paper, which is the subject of matter, “smart cities”. It includes key characteristics that a city must have to be considered as a “smart” with a short review on intelligent and sustainable buildings. Furthermore, there is a chapter with a review on smart cities and polycentric metropolitan regions as an engine for advancing and growth. The second to last chapter is intended for certain questions regarding the faults and flaws of smart cities. Adding to mentioned chapters, that is thematic modules, the paper ends with a conclusion which gives final theses about the already said subject and finally diverts key guidelines which came after result of researching and analysis.
