The purpose of this paper is to present the process of determination and execution against immovable property and an analysis of the novelties that have been introduced in the Enforcement law over the last five years. The first chapter presents the term real estate as an object of enforcement in enforcement proceedings and the protection of the only immovable property. An analysis of novelties introduced by the latest amendments to the 2017 Enforcement Act related to specific conditions for determining the enforcement against the immovable property is provided. The second chapter discusses enforceable actions, among which the most important is the sale of a real estate, since the amendments to the 2014 Enforcement Act introduced the competence of the Financial Agency to conduct the sale. The third and fourth chapters relate to the legal position of the debtor and third parties after the sale of the property. The third chapter deals with amendments to the Enforcement Act made in 2014 and 2017 concerning the loss of property rights and eviction of the debtor. Afterwards, in the fourth chapter, the analysis of the novelties introduced in the Act on Amendments to the Enforcement Act from 2017 concerning the housing of the debtor is provided. The fifth chapter describes the practice of the Constitutional Court of the Republic of Croatia and the European Court of Human Rights in relation to the right to home, which is protected by the Constitution of the Republic of Croatia and the Convention for the Protection of Human Rights and Fundamental Freedoms. Register of immovables sold in the enforcement proceedings is presented in chapter six and novelties under the Act on Amendments to the Enforcement Act form 2014 are analyzed. In the last chapter, enforcement on immovable property which is not listed in land registers is described.
